Today's 203K, EEM, class at Old Republic Title included Kathy Seaton, HUD Inspector, Brian CEO Starboard Financial, and Lisanne Jordan, Senior Mortgage Banker, Starboard Financial. The focus today was educateing other lenders, realtors, inspectors, and others about the benefits of purchasing homes - adding improvements and wrapping the entire balance in one note. What a great program that also can include green features and upgrades. Energy Efficient Mortgage (EEM) is specifically geared to adding green features to homes. This program can also be used for remodels but has a cap of $10,005. A HERS audit is required in order to proceed, but there is no extra qualifying required. And there is a VA green mortgage, but the limit is only $6,000 so not enough to add very many green upgrades. Thanks to all who attended as the room was filled to capacity. Being an EcoBroker, or Green Realtor is challenging and rewarding. The challenge is in the current the economy, but the reward is helping someone buy the home of a lifetime! My focus is providing the best service, constant communication, and building a solid relationship with my clients. Oftentimes my clients become friends as we forge ahead with their real estate purchase and/or sale.
At every opportunity during a real estate transaction, and with everyone I meet, I continually pose a green idea for homeowners, ie it would be wise to have an Energy Audit performed during the inspection period as well as a home inspection, termite inspection, HVAC inspection, and an Environmental Report. How about wrapping those energy improvement features into a green mortgage? How about a solar pool system? Is indoor air quality an issue? Pest control poisoning? Not every real estate professional recognizes these areas of concern!
